Transition Period

Also known as: Developer Turnover, Declarant Control Period

The timeframe during which control of the association transfers from the developer (declarant) to the homeowner-elected board. During this period, the developer typically controls the board and makes decisions about the community. Transition involves turning over financial records, reserve funds, governing documents, warranties, and maintenance responsibilities. State law often prescribes specific transition requirements.
